TESTIMONIAL : HOW MY BELOVED GUARDIAN DEMON REVERSES A TRICKY SITUAT

Hi dear brothers and sisters

I want to share with you how my beloved guardian demon Buer reversed a tricky situation to my advantage.
I am a french dedicated satanist and I moved to UK recently.
When I was living in France I was tenant of an apartment.

In France in order to rent a house, an apartment or whatever, you need to give guarantees.
In my case I have been obliged to do a bank guarantee of the equivalent of 12 months rent. This means that this sum was blocked on a special bank account in case of failure to pay my rent and the estate agency got a legal paper that is like a bank check. The agency can use it in case of failure to pay even it's 1 month rent or 2 or 3 months. In such case, the sum paid by the bank to the agency is deducted from the guaranteed amount. It was also stipulated that all the maintenance costs and any fee or whatever generated by the tenancy agreement will be covered in case of failure of payment. When the tenancy agreement ends, the estate agency has 30 days to claim any money that would be due.
When I moved in the apartment, an inventory was made by a « huissier de justice » who is a sworn judicial officer responsible for serving the documents formally binding which means that the inventory becomes a legal act and no dispute can be generated about what is asserting inside.
The estate agencies very often ask these judicial officers to do the inventory when you move in and move out to avoid any dispute.
This was made in presence of both parts, the judicial officer and me. He recorded everything on a tape recorder and when he left he told me that I will receive a copy of the inventory in the next days directly sent by the estate agency.

So, when I decided to leave the apartment, I gave notice to the estate agency (legal notice is 3 months in France). It was the 25 of june and I move out the 7 of july. I knew that I have to pay the rent up to the 25 of september but because it was the summer season and the apartment very attractive, I was sure that it will be re-rent very shortly. It was not the case.
The first month (of the three) was paid before I moved. The inventory of the end of lease was made on the 7th july. Again it was a judicial officer who did it in the same way than when I moved in. I gave him the keys and I left to the UK.
The estate agency had all my contact details and on a regular basis, I emailed them to know if the apartment has been re-rented.
No answer. In august I call them several times but apparently nobody paid attention to re-rent the apartment. Finally nearly at the end of the month I spoke to the woman in charge of my dossier.
I told her that I need absolutely to get back my legal paper in order to release the funds at the bank. In order to proceed I told her that I will send her a check for the remaining rents due (august and September) and in return I want my document. I told her by mail, by phone and by recorded letter. No answer.
I called her again and again and finally she answered me that she can't and that I have to wait the legal period of two months after the end of the lease that meant 25 november.
(which is the period the agency has to give you the final account )
I warned her that the legal paper made by the bank was valid only for 30 days after the end of the lease which meant 25 october and I advised her to hurry to proceed the final account to get her money back because she did not want the check I offered her.
Mid September she emailed me that the apartment has been rented – consequently the legal end of lease will be the 14 of September instead the 25.
Finally after many phone calls and emails, I received the 4th of October by email the final account and what a surprise when I discovered that she charged me for a replacement of the living room floor which cost was 2000 $. I was infuriated and called her right away. She told me that she proceeded according the inventory made by the legal officer and that I had no choice : I had to pay !
Not only it' was false but the legal officer had apparently changed what he said when I was with him and made a fake. Obviously the agency thought that it might use my money to refurbish the apartment at my expenses and asks the legal officer to change the inventory. (the estate agency which is a very big one and the cabinet of the legal officers work together as partners on all the rentals)
I was enraged and asked her to email me all the documents. She answered me that she was going to send the invoice to the bank for proceeding the payment. I told her that I want to see the legal inventory. No answer.
I wrote to the bank to tell them that I disagree on the invoice they will receive from the estate agency. And I gave them all the details about the full story and especially that the deadline was now the 14th October instead of the 25 october for the estate agency to be paid. The bank answered me that as soon as they received the invoice, they will email me or will call me because she needs first to see what exactly has been charged and how.

It's here that my Beloved guardian demon intervened. Obviously Buer agreed with me and thought it was unfair. Buer teaches moral and ethics so the woman of the estate agency was unlucky.

Because when the invoice arrived at the bank, it was too late. It was the 25th of October.
I don't know how he handled this but she has missed the date.
Buer knew that I need this money rapidly
Not only Buer protected me but he took no risk because there were two reasons for the bank not to pay the invoice.
Because a dispute could arise on which was the final legal date between the 14th or the 25th and might delay the release of my funds, Buer took care that the procedure has not been complied.
And it was exactly what told me the bank : "because the estate agency had not complied with the procedure, namely, by sending a first recorded letter to the bank to let them know that a sum was due before sending the final account. The estate agency will be never paid.

The legal situation has been completely reversed to my benefit.
Because I had made all my possible to pay what was due, the estate agency could not sue in any way. As a result nothing has been paid and the estate agency lost everything.

For once in my life, justice was on my side !
