Listen here, getting an Incubus/Succubus isn't something to be taken lightly.
You asked for step-by-step. Do a ritual, either in your astral temple or wherever you can. In the prayer, ask for what you need. Make sure you specify exactly what you want, and the type of relationship you wish. Simple as that, the JoS couldn't of said it any better than I have.
